Housing loans with FX clause

Purpose:

- for purchasing, building and finalizing construction, reconstruction and renovation of real estate residential-building;
- for refinancing of housing loan.

Age:

- minimum 23 years
- maximum 65 years at the moment of repayment of the final instalment.


Personal net monthly income of borrower: minimum € 200

Loan amount:

- for refurbishment: up to EUR 50,000 equivalent value, payable in RSD counter value at the official EUR middle exchange rate of the NBS, valid on the date of disbursement
- for other purposes: up to EUR 200,000 equivalent value, payable in RSD counter value at the official EUR middle exchange rate of the NBS, valid on the date of disbursement.

Repayment period: up to 30 years

Participation:

- for the loans with the purpose of construction, completion, extension of residential real estate and adaption, minimum participation is 10%;              - for the loans for purchasing secured with mortgage on real estate other than the one being purchased, minimum participation is 10%;
- for the loans with the purpose of purchase for which the collateral is a mortgage on real estate which is the subject of purchase, minimum participation is 20%;
- without participation for the loans for refinancing housing loans.

Loan repayment:

The loan is repaid in equal monthly instalments. The loan is granted with EUR currency clause, i.e. the monthly instalment is adjusted to the official NBS EUR middle rate.                                                                               Repayment of the loan can be performed by personal payment, standing order or via ban on salary. In case of personal payment at the counter the user of the loan gives also ban on salary.

Security:

-1st or 2nd class mortgage (if 1st class mortgage is in favour of Vojvođanska bank),
-Real estate insurance policy,
- Insurance of a loan by *NIMC,
- Promissory note,
- Life insurance policy (optionally, on client's request).

Provision for loan insurance will be increased in the following cases:

  1. if loan user does not have risk life insurance policy in the favor of the Bank, premium is increased by 0,25%
  2. if subject of mortgage is so called "object under consrtuction", the premium is increased by 0,50%
  3. if subject of mortgage object which is legalized in accordance with the Planning and Construction Law, the premium is increased by 0,15%
  4. if the level of credit indebtness of borrower and solidary debtors (ratio of total credit and regular monthly net incomes reduced by value of minimal consumer basket for the first adult household member to the last published data of the Statistical Office):
  • equal or more than 60%, the premium is increased by 0,50%
  • equal or more than 70%, the premium is increased by 1,00%
  • equal or more than 80%, the premium is increased by 1,50% (only in case when 80% or more obligations is agreed in RSD)
